Seaside Estate

Manchester-by-the-Sea, MA

An addition and partial renovation to a 12,000-square-foot mansion and guest house on a small peninsula overlooking the Atlantic Ocean. The addition of a ground-floor exercise/pool room and an upper loggia across the front entry of the house re-faces the existing facade to transform the original house into a cohesive and inspired whole, mitigating the effects of multiple renovations over the years. The main entry experience is enhanced by bridging over the ornamented lap pool, a long pool of water that axially reconnects the interior with the waterfront. Upgrades to the interior adds a bar between the kitchen and dining room for both entertaining and the morning coffee routine; a new central stair that graciously connects the lower floors to an attic; and the full gut/renovation of the attic as a family escape for private work or relaxation that treats family and guests to a 270-degree view of the surrounding ocean and seasonal wetlands.
